Smoke Alarm Requirements In Maryland

For Sellers, please take note of the following Maryland Requirements for Residential Property.

Single Family:  - Seller to disclose whether the smoke alarms are over 10 years old, and whether they have sealed, tamper resistant batteries. 


        New Construction: (including renovation) after July 1, 2013

                                            - Number of alarms: 1 in each sleeping room, 1 alarm in each hallway or common areas outside of the sleeping rooms, 

                                                and 1 alarm in a hallway or common area on each level including basements. 

                                            - Alarms need to be configured to sound simultaneously

                                            - Alarms shall operate in alternating current (AC) with a battery back up or approved secondary power source

        Existing Properties: 

                Built before July 1, 1975      

                                            - Number of alarms: at least 1 alarm either battery operated or AC

                Built between July 1, 1975 - January 1- 1989

                                            - At least one AC smoke alarm installed in the sleeping area

                Built between January 1, 1989 - July 1, 1990

                                            - Number of alarms: at least 1 alarm outside of each sleeping area and on each additional story of the home, including the 


                                            - Alarms must be AC and interconnected to alarm simultaneously

                Built between July 1, 1990 - July 1, 2013

                                            - Number of alarms: at least 1 alarm outside of each sleeping area and on each additional story of the home, including the         


                                            - Alarms must be AC and have battery back up

** Please note some counties required more stringet rules including alarms in each bedroom for new construction.
